    Ipswich is an affordable and attractive place to settle, and a great city to live, work and play.More than 1,600 people moved into Ipswich in the first quarter of 2024, and a further 625 lots were created.Growth in our eastern suburbs continues to deliver, with Ripley our fastest-growing suburb, welcoming 395 new residents and 129 new homes over the quarter.Ripley (395 new residents, 129 new homes), Redbank Plains (209, 73), South Ripley (172, 55), Spring Mountain (150, 49), Brookwater (49 homes) and Collingwood Park (122 new residents) were the city’s fastest growing suburbs.We need more road, rail and transport options to cater for our increasing population.     Those in our sector may be interested to know that the Future Proof growth strategy has been updated. Future Proof is a 30-year growth plan for the Hamilton, Waipā, Waikato and Matamata-Piako sub-region prepared by a partnership of the local and central government agencies and tangata whenua.They are now taking feedback on the updated strategy until 19th of February 2024. A full review of the strategy took place in 2022 to consider the growing importance of the Hamilton to Auckland Corridor Plan and the rapidly growing Hamilton-Waikato metropolitan area, providing a planning blueprint for the wider region. In the 2024 version of the strategy, Hamilton Regional Council has made minor adjustments to: ·implement the requirements of the National Policy Statement on Urban Development (NPS-UD) ·integrate Matamata-Piako as a new partner of Future Proof ·recognise the importance of our sub-region's connection to Tauranga ·integrate the council’s recently completed business cases for waste water and transport needs over the next thirty years. Thanks to these changes, the revised strategy now contains the elements of a Future Development Strategy that meets the requirements of NPS-UD. Part of the requirements, involve the development of an annual Implementation Plan which Hamilton Regional Council is aiming to adopt in June this year. This plan will outline further investigations they need to do over the next two years and will inform a further review of the strategy in 2026.A stakeholder information session will also be hosted between 3pm-6pm on Wednesday 7 February at the Waikato Regional Council offices on 160 Ward Street, Hamilton.Read the full details and make a submission at https://lnkd.in/gazJrCzS.     More coverage of the costs and complications of the primacy of LIHTC. The gist? 1) Layered priorities/limited resources; 2) Everyone takes a piece of the pie (because the private market is so efficient); 3) Developers invested in the system even as they proclaim its problems; and 4) All sorts of issues with operations/maintenance over longterm. Look, I am not saying LIHTC is not critically important, but there is a need to consider other options and pathways at a national level. I would argue this has to include some form of government developed social housing. Of course, there is basically no appetite or real potential for such conversations in the current political climate.
